1. Initial meeting/Design contract
2. Preliminary Design
3. Cost Estimate
4. Final Plans
5. Building Contract
The first phase in the design of your new home is the initial meeting at which time; we can review the building site (if already purchased) and discuss any restrictions or concerns. We encourage the client to have an idea of the architectural style and size of the home they wish to build. Then, we can discuss the client’s building needs and budget; and offer suggestions on the building costs and differences between types of construction.
After initial meeting and consultation, the preliminary design of the proposed building will be created according to the client’s specifications and budget. At which time, we will meet with the necessary building officials to properly plan the construction of the project. Then we will develop a cost estimate for the current home design with options needed for the client to make the appropriate decisions.
Once the preliminary design is approved by the client, Signature Building & Design, LLC. will prepare final plans, specifications and draft a contract for the construction of the project. The specifications and contract will consist of all the detailed allowances included in the contract sum as well as specify the building materials used. Finally, Signature Building & Design, LLC will provide all the proper documentation needed for the client to obtain financing.
The length of the design phase/pre-construction planning can vary depending on the client’s meeting schedule and approval of preliminary designs. Call David at (574) 268-2400 for more information or questions concerning the design services offered by Signature Building & Design, LLC.
